Callis Yard, Woolwich achieves practical completion

JJ Rhatigan have successfully delivered Callis Yard, Woolwich for Callis Yard Property Development and housing association Optivo. The project benefited hugely from close collaboration with the client and the final result provides a great example of  contemporary architecture and construction excellence.

Callis Yard is a major new £35m residential development located in Woolwich, London. The project involved the redevelopment of a mostly vacant site to create a sustainable, high density, mixed tenure development which maximises the potential of the site.

The scope of works comprised the partial demolition of existing buildings, enabling works and the construction of 149 new residential dwellings, together with private residents’ gym, business/function centre, and associated external works, landscaping and car parking. The project also includes rooftop terraces for the residents, with the plant rooms located in the basement of the building.

Coordination of the construction was complex with 49 different apartment layouts across 6 new blocks of building, ranging from 4 – 17 storeys plus basement plantroom. The new buildings were constructed around an existing Grade II listed heritage stable block conversion into 3 new townhouses, which also forms part of the overall development.

Housing tenure was split between private sale and affordable. Optivo was handed over 3 blocks of the development – a total of 62 modern new homes, including 16 Shared Ownership, 18 Social Rent and 28 London Living Rent properties.

The project plays a vital role in rejuvenating the surrounding area, particularly in relation to Woolwich High Street. The scheme also creates a positive contribution to the streetscape and the wider urban context by creating a clear visual marker for this key site within Woolwich Town Centre.
